Strategy
The end objective of any investment program is to achieve financial independence especially in retirement. Easy to say this, but how do you achieve it?
To do this, every individual needs to have a strategy. There are many books written about property investment. Some good, some not so good. Some even hopeless. Many of these books oversimplify the fundamentals of property investment. A lot of them say buy, buy, buy and hold, hold, hold, hold. This sounds terrific on the surface but is totally impractical in the real world.
At Australasian Investment Group, we know that any successful property investment strategy requires an astute understanding of the property market and to incorporate a buy and sell policy.
For anybody who just tries to buy, buy, buy, they will always run into a time where lending institutions will not fund any further purchases. Also, by just trying to keep buying, the investor will become too cash negative to support the investment without feeling considerable pain. Again, we at AIG understand the need for all investors to become cash positive (even though legally will may still be negatively geared) so that investment becomes a pleasure rather than a drain on the family purse.
Our aim is to provide you with positive steps which get you to this cash positive stage, as early as possible, in your investment cycle.
A successful investment strategy also moves the investment focus between different types of property. All properties have their good times and bad times. Sometimes house and land packages are the best. Other times it may be townhouses. It may be walk-ups and apartments. Again, we can direct your investment dollar into the field where it will yield the highest return. Also, your strategy should include maximising your tax savings.
Many private (inexperienced) investors totally overlook the huge benefits that can be obtained from tax assistance. The average person can save between $100-$200 per week by having the correct investment properties and the correct split in ownership between investment partners.
You must have a total package plan which is realistic and achievable.
